Building Maintenance Program

 Approved as a vocational program under The Private  Career Colleges Act, 2005


The program offers student a clear and cohesive introduction to the functions and responsibilities of the building superintendent, covering both important skills and accountability.

Students will be trained the right attitude and skill sets to perform effectively in the job as:

  • A Live-in or Live-out Building Superintendents, or

  • A Resident Manager, or 

  • An Assistant Resident Manager, or 

  • A Maintenance Technician and/or

  • A Building Operator and/or 

  • An Operations or Property Manager

Upon completion of this program, the students will receive a diploma. The graduates will also have an opportunity to access more than 100 property management companies that was gained through more than a decade of networking by the founder.

CREDENTIAL:     Diploma

LENGTH:             80 Hours 

Common responsibilities of Resident Managers or Building Superintendent:

  • Responsible for day-to-day operations of the building.

  • Promptly respond to tenant inquiries, work orders, collection of monthly rent and other administrative work (Optional)

  • Demonstrate excellent sales/leasing skills by minimizing vacancy

  • Show prospective tenants available suite, process tenant application and lease agreements (optional)

  • Knowledgeable on how to prepare moved out units

  • Ability to represent company at Landlord Tenant Board Hearings (Optional)

  • Attends the work orders request from tenants and monitors the progress of the work orders being complied by the maintenance and/ contractors.

  • Knowledgeable of basic troubleshooting & handyman skills

  • Determines the minor and major work orders, call-in technician for major work orders

  • Knowledgeable on the standard operating system of all electro-mechanical components of the building, able to take readings of all the gauges and determines when to call-in technicians.

  • Knowledgeable on how to de-escalating building maintenance issues, introduces preventive measures.

  • Responds to the after hour emergency on call schedules (Optional)

  • Manage the compactor machine room, chutes and makes sure that the garbage bins are picked up on timely manner.

  • Monitor and manage all the maintenance logs accordingly

  • Managed the tenant’s file (Optional) and other administrative tasks assigned by the property manager.

  • Responsible of the general cleanliness of the property and a good team player with good customer service skills.

  • Knowledge of the usual cleaning role and time management.

  • Knowledgeable of what is expected of the community and the management

  • Knowledgeable about the WHMIS, safety observation and how to be successfully accomplish the tasks assigned on timely manner as expected by the community and the Property Manager.
